Q:
How do we check if our dates are available?

A:
Using our Reservations page to submit your enquiry allows us to check our planner to see if your preferred dates available. If they are, our reply will also include pricing for your group, based on the information provided to us. If the dates are not available, we'll inform you of the closest alternative dates (if you selected to receive that information). Live Chat should not be asked to check availability for you.

Q:
Can we bring more than 12 people in our group?

A:
Our villa is configured to accommodate upto 12 guests, across 6 bedrooms, very comfortably. We've set the maximum guest capacity to 14, including any infants, as both our villa and our staff have their limits. If your group consists of all adults, with no children or infants, then 12 is the maximum guest capacity. That being said, we try to be as flexible as possible. Use our Reservations page to check if your group would be accepted.

How much does it cost for extra guests?

A:
Please have a look at our Rates page to check the costs for additional/extra guests. The prices differ between seasons, and that page shows you the guest capacity limits too.

Q:
How do we get to the villa?

A:
We arrange transfer/transport (driver and minivan) to collect you from Chiang Mai International Airport, or from any hotel around Chiang Mai city center if you're already here. If you're staying outside of town, let us know the address and we'll let you know the best options to consider. Please see our Transport page for costs.

Q:
What time can we arrive at the villa?

A:
You're welcome to arrive any time after 3:00PM (15:00). If you need to arrive earlier than 3:00PM (15:00), it might be possible, but only if you give us enough notice, and if your arrival doesn't conflict with any departing group. The earliest possible arrival time that we can offer, without you incurring another days rental fee, is 12:00PM (12:00).

What time do we have to depart by?

A:
You should depart no later than 11:00AM (11:00). If you need to stay later than 11:00AM (11:00), it might be possible, but only if you give us enough notice, and if your departure doesn't conflict with any other arriving group. The latest possible departure time that we can offer, without you incurring another days rental fee, is 2:00PM (14:00).

Q:
Can we arrive early and depart late?

A:
Sorry, no. We will only offer an early arrival or a late departure, not both, and must be organised before your arrival. Unplanned or extended late departures are solely at the discretion of our villa manager.

Can some of our group check in before others?

A:
Yes they can, so long as they're not arriving before the agreed arrival time.

How do we arrange our arrival day with you?

A:
We try to make your arrival day go as smoothly as possible. Please see the Arrivals page. It's very detailed.

Q:
Can you store/hold our luggage for a few hours?

A:
Yes, of course. Our villa manager can store your luggage whilst you spend time at the local shopping mall, restaurants etc. But, please note that you don't have general access to the villa before you're checked in or after you've checked out.

Q:
Do you have any spare bedding available?

A:
Yes we do, 3 sets, and the costs are shown on our Rates page. Spare bedding is made up for additional guests comprising of mattress, sheets and pillows. The spare bedding must join into one or more of the bedrooms and can not be used in the lounge or other general rooms without prior consent from our villa manager.

Q:
Do you have any infants' baby cots?

A:
We do. There are usually 2 baby cots available in the villa. They are basic, and easily portable from room to room.

Q:
What hours are your staff available/working at the villa?

A:
Generally, our staff are available 7am-9pm, with 2pm-4pm as their main break period. Sometimes, this varies. If you need any specific availability, you're welcome to discuss that with our villa manager and chef (if requested) upon arrival at the villa (additional costs may be required).

Q:
Do you have any baby sitting service at the villa?

A:
Whilst it's not our staff's role to look after your children, all of the staff love taking care and enjoy being around children in general. Ask our villa manager to see if any of the staff are available to look after your children whilst you go on a day or evening out. Reward them directly for their extra service.

Q:
Does the transport have baby seats?

A:
Sorry, the minivan transport cannot gaurantee the availability of baby seats like those you can typically find in family vehicles. If you have your own baby seats and want to bring them with you, they can usually be fitted to the minivan seating quite easily. During your arrival process with our villa manager, please mention this need.

Q:
Do you include breakfasts?

A:
Yes and no. We don't include your breakfast foods/groceries. We do include a Private Breakfast Chef (the service) to cook your morning breakfast. The groceries purchased for your group throughout your stay, including your breakfasts, are recorded and paid for before your departure. If you need the chef service for 3 meals a day, please view the Rates page where this is explained.

What about lunch and evening dinner?

A:

Q:
Who collects the groceries for our meals?

A:
Our chef and/or our villa manager collect and purchase everything you need or request during your stay, from groceries, snacks and soft drinks, through beers wines and spirits. Just let our staff know what you need, and the items will be picked up on the next trip to the shops or market.

Q:
How much should we budget for food/groceries?

A:
Every group has a different set of food preferences and different costs. In general, we recommend considering a budget of 750-950 Thai Baht per/person per/day, based on a 3-meal day such as breakfast, lunch and evening dinner. Of course, you'll want to eat out too, but the food served in the villa is of a high standard.

Q:
Can your chefs cater for people with food allergies?

A:
Yes, mostly. During the pre-arrival phase, it's important that you tell us what items you're allergic to, and how and if your meals should be cooked differently to others. We will then inform our villa manager and chef so that they are aware.

Q:
Can you cater for Special Dietary Restrictions, such as Vegan, Vegetarians, Halal and others?

A:
Please note that our chefs are Thai. They can cook many western/international foods, but they specialise in Thai food. This is why the villa manager has organised a Menu to choose from, with some flexibility in a-la-carte if possible. Special Dietary Restrictions such as Vegan, Vegetarians, Halal and others are something that we cannot cater for and we recommend you look elsewhere for your food during your stay, cook/prepare food for yourself in the Guest Kitchen, or, reconsider our villa as your chosen accommodation.

Is the villa suitable for the elderly and wheelchairs?

A:
There are a few steps inside the lounge area and from the lounge area to the pool. There is a bedroom on the ground-floor inside the main house just at the side of the lounge. Three other bedrooms are upstairs, and two more bedrooms outside along the path. The large sala has stairs/steps to access it.

Can you organise trips and excursions for us?

A:
Yes, absolutely. Our villa manager has every attraction that you can possibly find in and around Chiang Mai. And he usually has some discounts for them too! His options are available in-villa, but not available here on our website.

Q:
Can we have massages at the villa?

A:
Yes. Our villa manager will call to find available massage staff and have them scheduled to arrive at the villa in time for your massage. Costs vary and our villa manager has them listed for you at the villa.

Q:
Do you have any childrens toys or inflatables at the pool?

A:
Very few. Previous guests sometimes buy them, then leave them behind. Items left behind in good condition are kept in a storage unit. There are plenty of local shops selling all kinds of active inflatables for fun in the pool. If you need something new or specific, ask our villa manager to take you to find something suitable.

Q:
Does the villa have WiFi?

A:
Yes, we've got a decent internet connection. WiFi is accessible in the lounge (for best connection), and usually accessible around the swimming pool and the outside dining areas too. WiFi is also accessible in the bedrooms though the signal is a weaker.

Do the bedrooms have aircon?

A:
Yes, all bedrooms are air-conditioned.

Q:
Do the bedrooms have room safes / safe boxes?

A:
Yes, all bedrooms are have a coded room safe in the the bedroom.

Q:
Do we need to learn any Thai language?

A:
Our villa manager speaks English very well, and he's the person you interact with the most. So, no, you don't need to use any Thai language in our villa, but it's always good to know how to say 'thank you' in the local language. Most of the people in Chiang Mai that have anything to do with tourism have a good understanding of English, and can usually speak it quite well.

Can we have your phone number?

A:
Guests are provided with our villa manager's phone number a few days before arrival. We don't provide our phone number for guest or agent enquiries, as all booking enquiries are actioned through email or Live Chat.

Q:
What methods of payment do you accept?

A:
Our primary and preferred method of payment is direct bank transfer. We also allow payments via PayPal, but with 4% surcharge to cover some of the PayPal processing fees.

Q:
How do we confirm our booking?

A:
Our reservations staff will discuss your booking and provide you with final costs for your group. A non-refundable deposit is required to confirm your stay. The final amount will be reminded to you around 2 months before arrival, so that it can be settled no later than 1 month before arrival. Any booking confirmed within 2 months of arrival requires full immediate payment (no deposit and final payment).

Can we get a discount to reduce the rate?

A:
Our rates have already been split into 3-Bed, 4-Bed and 6-Bed options so that you get a rental rate that matches your group's use of the villa's resources. If our rates are a little out of your budget, discuss your group details with us to see if we can work something out. Discounts, offers and deals are sometimes available on our Promotions page.

Do you have any last-minute deals, promotions or offers?

A:
Sometimes. See our Promotions page which shows any last-minute offers, discounts and deals that we're currently running.

Do you have a cancellation policy?

A:
Yes we do. It's shown at the bottom of our Rates page.

Q:
Do you request a security deposit from us upon arrival?

A:
Under normal circumstances, no we don't. Large groups, such as Wedding Receptions or Batchelor Parties, might be good examples where we do request a security deposit.

Q:
Do you have any minivan, minibus, daily transport, to move us around?

A:
We use a number of drivers who provide minivan services to our guests. Our villa manager will help with all booking requirements for your transport. Please see our Transport page for costs.

Q:
What is the configuration of the bedrooms?

A:
All 6 bedrooms are configured as double-beds (not single beds), with large king-size beds, and all are en-suite. Four of the bedrooms are in the main house. One of the bedrooms is right next to the main house (poolside). The final bedroom is in the garden area, about 10 meters or so from the house and poolside.

Do any of the bedrooms have Single Beds or spare bedding?

A:
All bedrooms are configured as double-beds. No bedrooms are configured with single beds. However, if you need to have a spare set of bedding added in to a room, we have an additional charge for that, and our villa manager can assist. Note that 'spare bedding' means just that. It's likely to be a spare mattress with sheets, blanket, pillows ... not a full sized bed!

Q:
Do you have Netflix or other Streaming TV services?

A:
All the TV's are smart TVs with internet access. There are TV streaming accounts available, but it's best that you login and use your own account, for obvious reasons. We also have UBC / True so many other channels like BBC, CNN, CNBC and cartoons, etc. These services can change from time to time, without prior notice.

Q:
Do you have any House Rules that we should be aware of?

A:
Our villa manager will inform you of any specific House Rules on arrival, and/or will post House Rules in places such as your bedrooms. Common sense should always prevail, such as consideration for our staff, and for neighbours who live near our villa! Some before-arrival must-knows could be started off with :-
  • NO loud music after 1.00am
  • NO outside (non-resident) guests are allowed in the villa withour PRIOR consent from our Villa Manager
  • Non-resident guests who are permitted to stay in/at the villa, will incur charges.
  • Non-resident guests are guests-of-our-guests and are not to demand services from our staff.
  • Non-resident guests will be required to provide proof of identity, such as Passport and/or Thai ID Card.

We're flexible, as always, but where you need reminding, our Villa Manager will talk to you about what's acceptable and what's not. Our Villa Manage will always have the final say!

Q:
Rules About Outside Guests, Non-Resident Visitors, Friends, Joiners

A:
The rental you pay is for the stated number of guests agreed with us before your arrival. If you intend/expect to have outside guests visiting the villa, you MUST inform us PRIOR to your arrival, for approval. If you don't have that approval, you should NOT expect visitors to be granted access to the villa. In the event that you find out at last-minute that you are expecting visiors, you MUST seek approval from our Villa Manager BEFORE your visitors arrive or are granted access to the villa. External visitors (non-residents) are at our discretion, not yours, and we reserve the right to refuse entry, and to request visitors to leave if not approved. In any case, our Villa Manager has final say on who can access and/or visit the villa. Our villa manager may also request legal identification of any visitor, such as a Passport, Thai ID or Driver's License. Where visitors (non-resident guests) are allowed into the villa, they are YOUR guests, YOU are responsible for their actions and they should not impose additional workloads to our staff. If any non-resident guest/visitors stays the night, additional costs may be incurred and will be collected from you by our villa manager.

We had an absolutely wonderful time at your amazing villa which is a bit like a museum but with all the modern conveniences and comforts and just like a real home should be... Ning the cook was better than excellent (some of the best Thai food we have ever had) and we decided to take most of our meals in despite the proximity and temptations of town... your place is really like a private resort rather a home and we often felt like just staying there and enjoying it ! When we went on excursions your villa manager Mr Kim was very helpful in showing us around... we hope to be back in 2008 for longer and with friends to experience your river suite!
